Predicted Energy Assessments

 

 

In England & Wales HIP legislation requires a Predicted Energy Assessment (PEA) for the marketing of homes under construction.

 

Whilst an Energy performance certificate (EPC) will be included in the Home information pack (HIP) for most home sales, that can only be produced once a home is complete.  A PEA should be included in the HIP for all homes under construction.

 

On Construction Energy Assessors will produce the PEA, using the initial SAP rating calculated at the design stage.  The SAP rating is also used to establish the Dwelling and Target Emission Rate (DER & TER) to demonstrate compliance with Part Lla of the Building regulations.


If the property is still for sale when it is completed, the HIP should be updated by replacing the PEA with the EPC.

 

The PEA is typically just a one page document showing the Predicted 'Energy Efficiency rating' and 'Environmental Impact (CO2) rating' charts.  Whilst the full EPC will contain recommendations to improve the home's energy efficiency, these are not required for the PEA.
