Energy Performance Certificates

 

What is an EPC?


An Energy Performance Certificate (EPC) shows the energy efficiency of a home in terms of fuel costs and environmental impact, both of which are shown graphically on the front page of the EPC. 

 

EPCs are now mandatory on all property sales or rental agreements in accordance with the Energy Performance of Buildings Directive that has been implemented across Europe.

 

In England, the EPC provides the home owner with simple energy efficiency advice, low cost energy efficiency improvements and higher cost improvements, to inform the occupier of steps they can take to reduce their environmental impact.  The level of improvements suggested for a new build dwelling will be minimal, however for an existing house dwelling there could be quite a large list.

 

It must be produced by an accredited energy assessor using approved software, and should be made available to a prospective purchaser.  In England and Wales it is a mandatory document for the Home Information Pack, though a Predicted Energy Assessment (PEA) is necessary if the home is under construction at the first point of marketing.
